A couple of things stand out when I took my first glance at this chart:
1. There are more “Seller’s Markets” than “Balanced or Buyer’s Markets” in the Denver Real Estate Market!
2. Only 97 Days on the Market
3. If we took out the distressed properties I wonder how much lower the days on market would be and I wonder how much lower the inventory would be! Why do I care? Because there are many buyers who do not want to wait months to hear from a bank and then wonder if they will ever be able to move in, they want to work with people who also want to move.
4. If you are thinking of selling, this is the time to start preparing. I will be doing a series on what to do to get your house sold in this market in the next couple weeks. Stay tuned. With hardly any competition, it is a great time to sell!
We are at an 11 year low in the Denver Metro Area housing inventory (15,794), we have less than half of the homes on the market than we did at our highest point in July 2006 when we had 31,989 units!
Remember this chart reflects the City and County of Denver and it is Residential units and does not include Condominium units. If you are interested in what is happening in your neighborhood (Denver or any of the surrounding neighborhoods), I’d be happy to run the numbers for you.

Spire in the Theatre District | Denver
Here are the seven things I love about Spire:
1. The modern minimal details.

2. The energy efficiency of the building and each condo within. The building is LEED certified, it is the “greenest” residential building in Denver. The building operates on “Green Power, 100% of the electrical consumption is offset by renewable sources”. There are recycling chutes on every floor. Cool right? Then when you look within your condo you’ll discover the fabulous energy saving kitchen appliances, lighting, dual flush privy that has a 27% reduction on water use, etc.
3. The floor to ceiling windows, the sliding glass doors open to your balcony and so do other windows in your condo. Fresh Colorado air!
4. The light rail stop is only a half a block away. Have you ever dated someone who lives downtown? Did they only have one parking space because they cost between $30K-50K at the top of the market when they purchased their property so they only had one spot or there was only one spot available to purchase?
5. The building amenities. Security. Parking. Pool. Community Space . Green Dry Cleaning. Parking. Fitness Center. Green Housekeeping.

Downtown Denver’s Theatre District on 14th Street finally feels like it is taking shape. The road construction is finally winding down, the sidewalks are walkable, the signage is up and looking good.
A few years ago, the developers were dubing it as the “Times Square of Denver”.
Living on 14th Street, near the Denver Center of Performing Arts sounds fabulously exciting, being near the Light Rail, tons of fantastic restaurants, just out of the sportsmania during the summer baseball games, and just far enough east from the football and basketball/hockey during the winter. 
If you are an eco-friendly, LEED certified, energy efficient, contemporary kind of spirit, check out the Spire. If you are interested in 5-star luxury, the Four Seasons is for you. If you want original Denver brick building transformed into lofts, Acme Lofts might interest you. As the residents are settling in the residential spaces that have been planned and put on hold will start again. This still is a pretty diverse price ranged neighborhood but getting in early would be a good idea.
As the Denver Theatre District neighborhood takes shape, you will find the long standing 5-star restaurants and newer bistros, cafes, wine bars, something for every pocket book and pallet. Enjoy!
